A rent ready property needs to be having basic fittings like lights, fans, curtain rods, kitchen cabinets and so on. It needs to be clean, free of damages and problems (pests, leakages, pealed/stained paint). Property Care personnel check the premise for such readiness and suggest the needful before presenting the property to prospective tenants.
Furnished v/s semi furnished v/s unfurnished v/s bare shell
Bare Shell:
- A premise with absolutely no fixtures or fittings in it.
- Unfurnished (Basic rent-ready flat): Having most or all of the below:
o Kitchen trolleys and cabinets
o Light fittings in all rooms, bathrooms, terraces
o Ceiling fans, exhaust fans
o Curtain rods
o Bathroom hardware (towel bar, napkin ring, soap holder etc)
o Vanity Mirrors
o Water heaters - Semi Furnished: Basic rent ready flat with some furniture/fixtures like Sofa, dining table, beds, wardrobe, wall units, dressing table, study table, extra storage, loft coverings, water purifier, AC etc.
- Furnished: A premise having most of the furniture mentioned above.
- Fully furnished: A ready to move-in premise with ALL furniture, upholstery, electric and electronic appliances, power backup.
Repair Deposit is to meet minor expenses like MSEB/gas bills to be paid during vacant period, and for period till the new tenant move-in. Also any work costing under Rs. 5000 can proceeded with, after owner’s approval, without awaiting receipt of funds. This helps speedy execution of work. Eg. rental agreement registration, minor repair work etc.
We check the premises for any needful repairs as a part of regular maintenance and before presenting the property to prospective tenants. These repairs are then carried out (as approved by owner).
After having completed all repairs prior to handover, some more things here and there do come up once tenant starts using the place. Tenant is asked to report these within 2-3 weeks of moving in so even those
can be fixed. This sets a precedence to the tenant to leave the flat in clean and repaired condition during termination of agreement.
In cases where property and fittings are older, this support period may need to be extended. Thereafter, regular repair is tenant’s look out, but any major leakage, wearing-off beyond repair will have to be taken care of by the owner

Landlord (Licensor)’s responsibility can be summarized as below:
Structural repairs (walls, flooring, major issue with internal pipeline, electric circuits) Replacement of fittings like Fan/geyser, kitchen trolleys, sanitary fittings like wash basin, commode, flush tank, mixer tap (when these are beyond being repaired). Major repairs occurring due to ageing of fittings/furniture or appliances.
Tenant (Licensee)’s responsibility can be summarized as below:
Repair work occurring from usage of items including plumbing, electrical, carpentry fittings or any nonstructural components of the property. Replacement of minor parts like switches, pipes, cabinet channels, hinges, handles, locks (except room door), taps etc.
To keep this simple, call can be taken based on cost of repair/replacement. For eg if it’s less than 1k (per job) it’s taken care by tenant and if it is 1k or more owner will take care of it, provided the need for such repair/replacement is not as a result of damage or negligence by licensee or his/her family or visitors.
