RENTING OUT

TENANT MANAGEMENT

Tenant management includes dealing with tenants right from their move-in to taking over of property at the time of move-out. Any issues or queries raised by tenants during their stay are addressed promptly thereby making their stay comfortable.

CLEANING SERVICES

Basic/professional cleaning of entire property is provided at competitive rates. This service might be needed regularly in case of vacant property, or periodically after a tenant vacating, or prior to new tenant moving in.

MONITORING

Occasional visits to the property whether vacant or rented is necessary to confirm its well-being. This includes verifying condition of the property to check its readiness before renting out, need for any sort of maintenance or repair works, visit to a rented property at intervals to inspect any damages or misuse of premise. On sighting any irregularity, damage or misuse, these will be intimated to the owner (with pictures) and further plan of action will be decided depending on the severity of the issue.

REPAIRS & MAINTENANCE

Any maintenance/repair work identified will be intimated to the owner followed by quotation from contractors/vendors (who have been pre-assessed for quality work and reasonable pricing). On approval from owner, such job will be coordinated and supervised from start to finish with updates to the owner.

ENHANCEMENTS

Facilitation for adding furniture, fixtures and appliances would be done to get the property ready for occupancy as per requirements. This would include everything from basic electric fittings to entire furniture and white goods as well as any basic civil work (tiling, kitchen counter etc.)

UTILITY BILLS PAYMENT

This would include facilitating and tracking payments of utility bills like electricity, gas, society maintenance, property tax etc. Clearing of bills by tenants during agreement termination would also be ensured.

RENT TRACKING

As a regular procedure rent is transferred by the tenant directly to owner’s bank account. In case of delay in timely payments follow-ups would be done and warning issued in case of repeated instances

LEGAL MATTERS

Required procedure for Leave and License registration, appointment of Power of Attorney for the owner, police verification of tenants, FRO compliance for expats would all be met.
